Positive: We chose this accommodation for the location as it was within walking distance of Central World for New Year's Eve celebrations. An easy two-minute walk to the Ploen Chit BTS for an easy ride to Siam for shopping centres or to Asoke for Terminal 21. A Big C supermarket, well stocked Siam Pharmacy and slightly obscured 711 across the road. Luggage storage after check out was available. The hostess speaks good English. The shared kitchen facilities were okay, and the washing machine costs 80 Baht for a load.

Negative: The rooms are up several flights of stairs so not suitable for everyone. The rooms and facilities need some further repairs. The bed was hard and the additional bed for our daughter was a fold out sofa that was rather uncomfortable. Booking.com advertisers "Breakfast is available in-room with local specialities". We were only offered breakfast downstairs in the cafe and were disappointed to only be offered a western breakfast of scrambled eggs and toast for breakfast - everywhere else we travelled over the month offered a variety of options including local food. No local food hawkers at this location either. I had organised a car park for a vehicle overnight at cost of 200 Baht only to find out it was parking on the street. I speak a reasonable amount of Thai, but the hostess seemed uninterested in engaging in anything other than English. The accommodation is attached to a cafe (where breakfast is served) where two dogs are kept inside, with a rather strong dog smell. We ran out of toilet paper after the first night. I would not agree that this is a 'boutique hotel' experience.

Summary: Great location but the mattress, damage to walls and breakfast were disappointing.
