Directions and your GPS
Some GPS apps don’t bring you all the way into our properties. The properties are further up the mountain from where the GPS leads you. Our properties are on back roads and you will encounter curves and hills on the roads leading to our properties.
Location, Location, Location
Some folks like to be downtown Pigeon Forge, Sevierville and/or Gatlinburg in the hustle and bustle of traffic. Our cabins are located close, but not in the traffic or the city areas. Our properties are in the mountains with great views, but close enough to enjoy all the big city living.
Cleaning
Our properties are cleaned to the current Covid 19 standards after each guest checks out. We occasionally have some cobwebs and dust even after the cleaning is performed. This is common for rural properties.
Insects
We have the property treated by pest control professionals frequently. Even with our best efforts, we have insects that find their way into our properties. Our properties are in a rural area that will have some ladybugs, ticks, mosquitos, roaches,bees, mosquitos, wasps, ants, beetles and all kinds of flying and crawling insects nearby. Many of these insects are just like you, looking for a nice place to stay. You will encounter these when you visit the Smoky Mountains.When you spend the day outdoors, we encourage you to bring a good bug repellent.
Extra Amenities
We provide many extras in our kitchens and bathrooms for you to use while you stay. If you have any questions about what we offer, please feel free to reach out and ask what you should bring. We have cooking supplies, utensils and dishware and they can get broken or lost. Some soaps and shampoos are provided, but not guaranteed. Travellers have a different view of what should and should not be included with a rental.
Power outages, cell-phones, Tv’s and Internet
In the Smoky Mountains, you will have storms that take out the power. It can cause the internet and tv services to go out. When we have a storm or power outage, we have a great relationship with Sevier County Power Company and they will help get the power restored as quickly as they can. Your cell phone can have slowed speeds and the ability to surf the web like you are used to at home. Plan on these trips being about fun, getting outdoors, unplugging, relaxing and enjoying yourself. Verizon and Sprint work best, but AT&T, T-mobile and some other providers have a little trouble or are slower. Satellite internet is the only service available in these rural areas. We have purchased the best services that we can for our guests to have something. These plans are not unlimited and they are slower than what most people are accustomed to. We would love to purchase faster internet service, but it really does not exist in this market. If you are a gamer, please plan on bringing your own game system, but don’t count on the internet being gaming ready.
Game Room
We have game rooms downstairs and they are a lot of fun for everyone in the family or your friends to have some friendly competition. Please feel free to enjoy them at your leisure.
Water, Hot Showers, Hot-tubs and Our Wells
Our properties like most rural cabins have a septic system and a well that feeds our cabins. After every stay, our hot-tubs are emptied out and refilled for our guest. This takes a lot of water and if you use a lot of water in the tubs, showers or in general, you can experience some water shortages temporarily, but given enough time, the water will be back to normal. We have regular sized water heaters and they can only handle so much hot water usage. With wells, the water can have an odor that smells a little like sulfur from time to time. We encourage you to bring bottled water and purified ice to use while you are staying in our cabins.
Fireplaces
During certain times of the year, we provide fireplaces for our guests that have propane tanks. We do our best to keep them filled and service the fireplaces, but from time to time, they can be out of commission especially during the warmer months. We do ask that you turn the fireplace off after each use and especially when you leave the property.
Grills
We do provide grills for our guests to use. Occasionally, our other guests will leave charcoal, but we encourage you to bring your own to ensure that you have plenty to bbq your favorite foods. Longer cooking utensils would be a great idea as well. Please ensure the coals are completely out before you leave the property.
Bears, Deer and other Critters
In the Great Smoky Mountains, you will encounter all types of wild-life including bears, deer and other critters like possum, raccoons and rodents such as field mice. These critters love to be cozy, fed and cared for, but we tell you not to feed them or get too close to them. Instagram opportunities are not worth getting one of these critters upset. Remember it is their property and we are their guests. We ask that you treat all wildlife with respect and remember that they can get into trash, cabins and yes, even your vehicle. Remember when going outdoors,it is good to be aware of your surroundings. There are also venomous and nonvenomous snakes in the area. We encourage you to keep all your food and trash sealed up and in the proper areas.
Issues and Problems
We pride ourselves on giving great customer service and taking care of our guests the best we can. There are many things that are out of our control and we cannot help the weather, insects, critters, slow technology and services, but we can help with calling the electric company, taking care of issues that are controllable during your stay. We encourage you to reach out to our guest services professionals who will do their very best to help you the best they can. We have a great management team, cleaning, pest control and maintenance crew with many years of cabin vacation rental experience to help the best we can to prepare your property prior to your arrival. We have people who will get back to you as quickly as they can.
Ratings and refunds
If you use one of our booking partners such as Airbnb, VRBO or other direct booking sites, please know that these platforms use a rating system that helps us get future bookings. We understand that we cannot please all of our guests all of the time. We do ask that you give us the opportunity to help you first and let us know what you need to see if we can help you. We do appreciate private feedback as well. Anything we can do to make your experience better in the future, we want to know these things.
Things to remember and bring with you
Depending on the activities, the amount of time you spend indoors and outdoors will be determined by what extra you need to bring.We have many items in the cabin for you to use that you will need to cook and stay with us. There may be many more items you need, but here are some of the things we recommend: Flashlight, a knapsack with a small first aid kit and water, light snacks, umbrella, a light jacket/rain coat for spring and fall, a heavy coat, gloves, scarves and hat for winter months, a portable cell phone charger with cord, comfortable shoes and socks, sunscreen, bug repellent, bag of ice, bottled water, charcoal, grilling utensils and your favorite toiletries.
Guest Access:
Each Guest is given a keypad code to let themselves in. Check-in instructions are emailed a few day before arrival.
Interaction with Guests:
Guests will be able to speak with management at all times during normal hours. Our guest services team are available for you to speak with before, during and after your stay. We work to earn a 5 star review and ask that you let us know upon arrival if something is not to your satisfaction and we will do our best to correct it.
