This lovely family friendly 4 bedroom, 3 bath villa with East facing private pool with conservation views is tastefully decorated throughout, and is only 20 minutes away from Disney.
As you open the front door you are greeted with an open concept dining area with seating for 6 people, and the first of two living areas furnished with comfy sofas, the perfect spot to read a relaxing book. Walk through the archway and you are treated with another open concept kitchen and living area, the perfect socialising area. The well-lit living room with views out to the private pool via the sliding patio doors, gives you the comfort of two sofas with large Cable TV.
An adjacent Kitchen Nook area provides for a table with 4 chairs, perfect for enjoying a snack or having breakfast before heading out to the parks.
The kitchen is well equipped with appliances and pantry, allowing the chef of the family to prepare delicious food for all to enjoy. Kitchen appliances include: Fridge and Freezer, Stove-top oven, Microwave, Dishwasher, Toaster, Electric Kettle and Coffee Maker.
Why not challenge your friends and family to a game of pool, table football or air hockey in the games room? This is a great place to gather in the evenings for some quality time and fun together.
For your convenience there is a laundry area complete with a full size washer / dryer and ironing board. There are plenty of towels available for use at the villa only please. We also provide complimentary Wi-Fi so you can still keep up with emails or browse the internet.
We also have the little people in your party covered with a travel cot and highchair.
Bedrooms
The Master bedroom is the perfect place to unwind and provides some calm and tranquillity to the end of your day. It is furnished with a King-size bed and TV for your comfort and enjoyment. The Master en-suite is fitted with a walk-in shower and large Roman bath tub, single basin with large vanity mirror and separate toilet.
There is a second Master bedroom with a Queen size bed and TV with en-suite bathroom consisting of Shower over Bath, single basin, vanity mirror and toilet.
The third bedroom also has a Queen size bed with TV and shares a family bathroom (bath tub with shower over) with the fourth Nemo twin bedroom which has two single beds and TV.
Outside Living Space-
With a gorgeous view of the conservation view behind the home, why not enjoy a meal Al Fresco style on the outdoor dining furniture or sit by your own private heated pool in the comfort of a lounger, while you soak up the Florida sunshine or watch the beautiful colours of the sunset.

The resort itself (walking distance) has a clubhouse where you can enjoy the pool, spa, gym, playground and putting area, volleyball court and use of their business office for computer access, all complimentary as our guests. There is also a fishing lake with free fishing for guests!
Location
Aviana Resort is a gated community of luxury short term rental Orlando villas and has a 6,500 square foot clubhouse which include a cyber café, large pool area, gathering room and reception area.
Aviana Resort is located on HWY US17-92, approx 6 miles south of the Champions Gate I-4 exit (58), just 20 minutes from Disney World in Florida, the location is perfect. The I4 takes you to many shopping malls, Sea World, Universal Studios and if you want to go to the beach either coast is just over an hour away. 30 minutes’ drive away is Orlando International Airport and within a 3-minute drive you have the convenience of a Publix supermarket as well as takeout food stores, a pharmacy, bank, petrol station, hairdressers and nail clinic. 15 minutes’ drive will also take you to an array of eateries on the 192.
Pool heating is optional dependent on the time of year and recommended during the months October to April, if required it is charged at $33 per day. There is an accidental damage waiver of $62 included which covers accidental damage of up to $750. It does not cover malicious damage or excess cleaning or excess garbage removal.
*Grill rental if required is charged at $75 per week.
