This Villa is in a Gated Community and is a Cozy Retreat with a open concept design for quality time. It is equip with everything you need to create memories. Whether you are hanging out on the patio with a screened in pool, or playing board games with the kiddos or watching a movie on the 70" Smart TV or taking a nap on a comfortable Tempur-Pedic Mattress & with comfy Pillows. There are plenty of space in each bedrooms. Master bedroom has a Walk-in closet and guest rooms has standing closet & storage.
Villa is recently updated with remote ceiling fans, fresh coat of paint and 70" inch Smart TV in the Living Room and 55 inch Smart TV in the Master Bedroom- Office Desk is available for those working remotely.
Have Dinner together around the 6 seat table over looking the golf course garden- with an additional 4 seats is around the kitchen island.
Villa Sleeps 8 people- However there is an additional fee for each guest over 6.

Parking is available in the Driveway and 1 to 2 additional parking is available on the street outside the home.
Southern Dunes Golf & Country Club is a gated community with 24/7 entrance security located in Haines city. Inside the community guests can enjoy Restaurant, Bar, Tennis Court, Children play area, Lake, Fitness center and 2 Community Swimming Pool.

Pool can be heated $35 per day and is recommended between October & April. Please give 48hr-72hr notice if you would like the pool to be heated. Please note pool heater is set at 85 degree and temperature of water may varies base on weather.
Grill is available. Propane tank is the guest responsibility to refill if needed and tank must be shut off after every use.
For a stay of 4 weeks or more an additional cleaning fee minimum $75 will be charge. This fee varies from $75-$150 depending on how unkept or dirty the home is returned.
No Smoking/Vaping of any kind inside the house. If I get a complaint from someone else or any detectable odor remains after you are gone there will be a $300 smoke cleaning charge.
No illegal drug or weapons on property.
The home is located in a quiet community with residential neighbors. Please respect the neighbors and keep the noise to a low and respectful level at all times. The HOA enforces quiet time from 10pm through 8am.
Broken, damaged, or missing items will result in additional charges.
It is well-known that there are many types of insects and small lizards in Florida. We have a pest control company that treats inside and outside of the property regularly to exterminate insects. Despite that, you may still expect to see them occasionally as they can get into the house after treatment through open doors or the previous guest’s shopping bags or luggage. Please clean food crumbs and garbage from the house daily in order to not attract insects and lizards into the house. Please keep all doors and windows closed at all times.
